Pembury snaps up Wakefield last-mile logistics asset
Pembury have completed on the acquisition of a well specified 37,500 sq ft warehouse just off Junction 41 if the M1. Acquired via a sale and leaseback the asset provides an attractively priced cash flow. For more information, please see the Green Street News article.

Pembury Real Estate acquired a former 1960’s warehouse premises at Wolverton, Milton Keynes. The property comprises 5-acres and is located in the Wolverton Industrial Estate with good accessibility to the A5, M1 motorway and consumer markets of south east England. The site was acquired unconditionally and we ran planning workstreams alongside acquisition due diligence to enable us to submit for planning immediately upon closing the site acquisition, in autumn-2024.
The site has capacity for a single unit of 110,000 sq.ft, built to institutional standards and with a minimum BREEAM Excellent rating and EPC A.
Start on site is due Spring-24 and completion in Q1-2025.

Pembury Real Estate acquired 5-acres of surplus land from an international manufacturer immediately adjacent to J14 of the A45, Wellingborough. The location provides immediate access to the East Midlands market area and the M1 corridor to the west.
The site was acquired unconditionally and we intend to submit planning in autumn-2024 to enable a start on site in mid-2025.
The site has capacity for a single unit of 105,000 sq.ft built to institutional standards with a minimum BREEAM Excellent rating and EPC A.

Start on Site at Knowsley Business Park Development
Pembury Real Estate has started on site with the construction of our new 110,000 sq.ft warehouse development at Knowsley Business Park. We acquired this site in March-2022 and planning permission was granted in December-2022. Starting on site represents a major milestone after recent market turbulence and completion is due at the end of December 2023.

Planning permission granted for 110k sq.ft warehousing scheme at Knowsley Business Park
Pembury Real Estate have secured planning permission for their 110,000 sq.ft warehouse development at Knowsley Business Park. The 5-acre plot at Villiers Road, Knowsley was acquired in March-2022, subject to planning. The grant of permission brings delivery of the brand new, best-in-class, warehousing space a step closer.
Joint Managing Director, James Wright said:
“This planning permission is a major step towards delivering much needed warehousing floorspace in a key northwest market area. Our team have worked really hard to secure permission at a time when local authorities across the country seem to be struggling with capacity.”

Pembury Real Estate Secures Planning Permission for Luton Trade Counter Development
Following the acquisition of a 3.50-acre site at Dallow Road, Luton in January 2022, Pembury Real Estate has today secured planning permission for a 35,000 sq.ft trade counter warehouse development from Luton Borough Council. The grant of permission paves the way for expansion of the existing Laporte Retail Park to provide best in class modern accommodation, suitable for warehousing and trade counter uses.
Commenting on the grant of permission, Joint Managing Director, James Wright said:
“The planning system is in a difficult place nationally at the moment and, in that context, we’re very pleased to have our trade counter warehouse scheme approved. Having secured a pipeline of land opportunities, this is the second major approval we’ve secured in the last 8-weeks, so it feels like we’re doing something right! This approval now allows us to consider our ongoing strategy having regard to the current market conditions and puts us in a good place to leverage the value creation which the certainty of having planning permission affords.”
A decision on next steps has not yet been made but Pembury has good experience of developing trade counter schemes on their own account having completed the Chester Road Trade Park, Erdington scheme in Birmingham last year, which was pre-let and subsequently sold to Cabot Properties.
